PLANNING ENVIRONMENT

The National Planning Policy Framework (NPPF) published in March 2012 focusses on a presumption in favour of sustainable development. This means that where it can be argued that a proposed development enhances or maintains current vitality, then planning permission should be granted.

The team at Leaper Land Promotion is well-versed in building the case for sustainable development- a key element to the current framework. In the context of rural development this framework now allows for an argument to be put forward in and around rural settlements that historically would have been deemed as unsustainable.

Set against a backdrop of a national housing shortage across the UK, we believe that smaller sustainable developments have an important role to play in solving this pressure. With the more relaxed planning environment that has been put in place there has never been a better time to consider the development potential of your land.

What is Sustainable Development?

Sustainable development is all about ensuring a better quality of life for everyone, now and for generations to come, through:

  • social progress which recognises the needs of everyone

  • maintenance of high and stable levels of economic growth and employment, whilst

  • protecting, and if possible enhancing, the environment, and

  • natural resources prudently
